The Czech Republic is an interesting choice for foreign investors for many reasons. One the important factor is the level of office space rents. For example Prague offers lower rental rates than Vienna, Warsaw or even Budapest. The highest rents reach up to 20 EUR / m2 / month and are achieved only by top offices in the center of Prague. Other established locations such as Pankrác, Smíchov and Florenc are priced between 14.5 – 16 EUR / m2 / month. This means that even the most expensive Prague rentals are about 4 euros per square meter a month cheaper than in Warsaw, which is probably the biggest competitor to Prague in the Central and Eastern European region. It is expected that this year will be a record year for new projects, according to ABSL.
